I don't think a housing crash is what starts everything off. As has been said it's something else which blindsides everyone and effects employment, inflation or whatever which in turn puts pressure on house prices. Anyone who thinks the economy isn't cyclical is in for a nasty shock. Gordon Brown famously said it before 08.

@TiltyShaun what's the score with your house prices per m2 then you reckon stuff is going below 100k? Are they shoeboxes? You wouldn't get anything freehold here for less than 100k.
The below £100k is a potential plot. Currently a single storey workshop attached to a row of terraces. No planning for conversion and a very tough ask to get permission due to no garden and unlikely to get 2 storey. I was interested as a potential to rent as it is for around £500 a month.

how do you sell up when the government banned evictions ?

tenant stops paying rent, tough.

tenant wrecks the place, tough.

the days of clover are well and truely gone. I like a few friends have a couple renters as a pension as you get fook all working for yourself. Would love a final salary pension like the public sector gets that we pay for.
Private landlords are easy targets for the government. My rentals are in a company. My wife’s rental is jointly owned with her friend and will be going into a company shortly!!

Just to touch on free immigration mentioned by @doobin. My guess is brexit was fuelled by many feeling the same on this issue. I am not saying we should be a free for all but as a generalisation there are many doing jobs that are low paid as the domestic population has been encouraged to go to Uni and seek higher pay. This country has created a mess with the welfare state which supports stay at homes rather than support the needy! Changing the system needs more than just close the borders.
My eyebrows where raised by your repatriation comments. To me that would start a very thin end of a wedge that would stoke the sort of racism that we are currently seeing aimed at the footballers. No easy answers to the current trend, worldwide I would add, towards nationalism.

Along with capital gains tax liability. The long term is they will only pay corporations tax on the profits rather than high rate personal tax. They want to add to there portfolio and makes more sense in a corporate wrapper!!
