That looks really nice and seems cheap when compared to round by me. Not sure how it works with offers over. Is there an accepted percentage? Much easier to ask for what you want.
Nothing stopping you telling them politely they are dreaming and giving them a lower offer. In England at least an agent is legally obliged to inform them of any offers.

The offers over is used like a target . If you offer over the price you can negotiate from that point with the seller . The percentage over will reflect the current state of the market and what the house has been marketed at in relation to the valuation on the home report . In recent bouyant times you would be min 10 percent over valuation as a rule . Prices are steadying up and falling in some cases now though so an offer below asking price might be considered. If a few offers or people noting interest are received on a property quite often the selling agents (who are also usually solicitors up here) will advise the seller to go to a closing date . This is a point when all interested parties put in sealed offers and then on that day they are opened by the sellers solicitor and usually the highest gets it . It’s a bit of a frustrating process but it rules out gazumping .

Definitley way to go at the moment . The market here doesn’t have the peaks and troughs of the English housing market but it has slowed down a bit recently and it’s also a slower time in the winter anyway. Having said that good property’s will still sell fast . A decent property in a decent location will be well sought after .

I'd still need to work for at least 10 years health permitting.
Joiner by trade all equipment could go. Want to be semi rural but still be able to earn.
Any advice, recommendations etc
If you sold up down there what would your budget be for buying up here ?

yep ... spoilt the grounds of the main property and gives a close neighbour who's gonna love any noise coming from that workshop :mad:

Is Jockanise easier than French to learn 🤔 😀
six and two threes'd be my assessment ..
much as I love the Scots accent and much like the Geordie accent, a broad dialect speaker takes some understanding, but I can get by in French so probably ''Jockanise'' would be an easier, but slow pick up :LOL::LOL: ... you need a whole new vocabulary in Froggy :unsure::whistle::giggle:

Learning the language is only part of it, you need to learn the tongue as well. There's quite a difference regionally around central and north east . 😛

@Vinpetrol Yes just along the rd from me. It’s situated in a nice spot with the bay right in front of it. I’m actually surprised it is valued at that much to be honest.
