yeah but the feckers get you other ways dont be fooled its still as, if not more expensive than the uk tax wise - we just get somewhere nicer to live 😉

and depends where it is, a mate if mine has moved his business premises in Brest - he kept the old unit for now, its 450m2 with little 1 bed apartment on end and about 2500m2 yard, apparently they valued it at 750k €

I paid 50k € inc fees 10y ago for 320m2 including office in corner, 3 phase and water, 10minutes walk from home just out of our hillbilly village.

I would absolutely love something like this, even a 10th the size would be a dream. I see two main problems, the absolute eye watering cost, I haven't seen anything decent for less than the price of a family home, and if your lucky enough to find something that's suitable, you're then on the hook for business rates. I don't know what the rates would be, I've not seriously enquired or spoken to an accountant. I'd be very interested to hear what strategies people would recommend for acquiring a yard/shed for a small, essentially 1 man band.

in 2010 the UBR on my 10,000ft2 workshop in 1.02 acre yard was just over a grand a month ..... that and wages, etc., etc., etc., took some making ... a busy month'd see the leccy bill at over 400 quid ... worst bill I ever had was over 1500 quid for a quarter :oops:
everything we did virtually, was leccy dependent:rolleyes:

I can’t remember the threshold but there is what’s called Small Bussines rates relief. It basically means that if the rateable value of premises is below a certain value you do not have to pay any rates. There is a bit of small print about things like for example you can only have single premises.

I have a two story building 15m x 4m and same in yard space. This qualified for free rates. I get stung for about £500 yr for insurance though.

Probably going to change. I suspect not for the better.

It's also wildly variable and dependent on the council..... To be fair if they implement An actual matrix for the cost that's transparent it'd be a better system

I pay about 400€ rates annualy iirc for the yard - 320m2 inside - 1500m2 outside approx - although neighbour lets me stock soil etc in her field at moment.

Its swings and roundabouts though, its a thing that relates to us guys that seems incredible value but its just cherry picking, overall its a bloody racket tax wise here, all the french moan just like uk, they say you work 3days for the state and 2 for yourselves 🤷‍♂️

My mates dairy - ie they process milk and make icecream with a small cafe - pay 100k a year on electric alone!! That’s not inc the farm side!!

I work on £150/sqft for buying commercial space!

can well believe it ... leccy was 11.2p/kwh in 2010 -- now look at it :mad:
your mate is also in a leccy hungry industry Iccy crem don't freeze on its own :LOL:

that seems a 'heavy' figure for commercial space Dave or is that for smaller units ? long time since I looked at that market though

It’s a fair average benchmark.. about right for new units with afew parking spaces, or old units with big yards etc.. rental is around £10/sqft for old and 15+ for new.. and touching £20 for small units! Start going over 5k sqft and the price will steadily go down!

5.50 here for warehouse. 7.50 for office. Just had probate valuation. Thought was a bit low.
Surrey is twice that at least !

I’m just putting a 2800sft uninsulated up for £12.5 and insulated new build for £15.. it’s handy when probate valuation is a tad low.. so long as they don’t question it!
