On a private estate but nothing like what you have becomes publicly available
Wow , that’s some price for a plot . I did work there many moons ago and it was pretty exclusive back then . But it’s hard to believe a plot could cost that amount .

Depends on the view but for something comparable You could hit 7 digits. But then I would also expect another 7 digits to be spent on the build, for a self build at least. However I would be very surprised to see a single dwelling going into a plot that size. 4-5 houses to the acre at upwards of a mil each.
be pushing that around here in the right places

I think weybridge is the most expensive place outside London and that is the most expensive area.
But it still gets silly around here. As said developers make sure nothing ever comes to open market but I know what they are paying and you can see why you can't self build on the land.

Yes that’s one way to go but you need big balls to take a gamble like that on the whim of the planning dept . I hope he gets it 🤞.
Planners up here are a law unto themselves . Planning granted in some instances then a neighbour will try the same thing and gets knocked back . We can appeal to scottish exec though and this can be a drawn out process but they do seem to be much fairer. I can’t for the life of me work out why the planning dept aren’t told to work under same criteria as the exec 🤷‍♂️

It’s what I do!
They went for barn to storage, brought in the horses, pig and chickens, now going for change of use to small holding😊 and trying then for residential and get the barn converted

I worked on the UsK to raglan road many moons ago . I was hauling the broken concrete out when they redone the road . Job was for Mowlem can’t be too far from you . That’s really strong plot prices there !
everything is strong prices ,it seems as most on here seem to say ,cant buy it build it and turn a profit,
plenty of houses for sale that need a fair bit of work in decent villages ,but they want finnished money
chap moved into our village ,paid 775 for a 500 grand house has plans drawn up ,priced it tight ish 600 grand, house wont be worth a mill afterwards

I can never understand some of the vanity projects we do. Spending more on an extension than it would cost to move to a house that meets your needs. Couple we are doing at the moment. And I can't fathom the economics of bothering when. Nicer houses are available on the market

i cant justify buying anything at the mo as there is no profit in it ,probaly a loss after fees ,so wont bother,especially if any planning is required ,six month wait now

This isn't even commercial jobs. Just people putting extensions on their own properties as a very expensive and long winded route to gaining very little. Maybe I'm just very callous but all the expense to stay in the family home rather than sell and buy what you really want is beyond me.

If you own multiply properties the stamp duty is horrendous on moving lots think we paid £30k+ on a 600k house because we have a few renters as well that my wife used to live in 1. They would not class it as her primary dwelling even though it is! So you get hit with 2nd home tax etc.

Slightly smaller house 8 doors down from me just sold for £890k albeit detached.

I don't mean all extensions. There is very obviously a time and a place for extensions.
But we have a few projects at the moment that I cannot fathom any financial sense from. And can only come to the conclusion that there is a lot more money floating around than most of us give credit for.
