was packing Dan's drill parcel yesterday afternoon, on me bench, when the first few spots landed and by the time I'd decamped to a box, it was biblical ... only thing missing was the frogs .... 5 seconds out in it would've had you soaked to the skin ... persisted like that for a good 30 minutes ... within 10 minutes the sun'd come out and dried the bench off completely -- unreal .....
kicked off again 'bout 8pm and has hammered it down since

Something very similar here last night. Got some more trees planted yesterday and thought I would finish mowing the lawn last night after stopping and starting throughout the week. Emptied the grass box with the last cut…..and the heavens opened…..it is about 30m from the cuttings pile to the lawn mower shed!!! Boy did I push that mower quickies than it has ever moved before!!

Over the years of dealing with various local authorities planning departments I have learned a lot!!
Each Authority will have different rules on delegated decisions. This is a game that you have to play depending on if you are applying or objecting to a planning App.
But the one thing I have learned is never to trust anyone else to deal with the planners on your behalf. They don’t always hear what they are being told!! And planners are only giving an opinion when you engage with them. That opinion is only one comment from another department from changing. So trust them even less than your own agent

no one does a job like you do it yourself (or can make decisions, like you can) .. take advice, by all means, but ultimately you're better off dealing with the minutiae yourself ... if your agent has had any 'run ins' with them, you're up against it from the outset
when I was selling my biz site, I did it all myself .... dealt with a couple of dozen 'nationals' during the process and all were astounded that they weren't/didn't have to deal with an agent of any description - just the owner - and made a huge difference to the speed at which things were resolved/dealt with/happened .... and the price achieved ultimately .. no to-ing and fro-ing delays, no costs (to me) and I could play 'em all off against each other

Know exactly what you’re saying!
It’s all a game, which when it works in your favour is great! I use consultants on some parts of our jobs but not all, I find sometimes going in heavy handed doesn’t always give you an advantage. In reality you shouldn’t need a consultant but the system is so flawed and full of loopholes you can’t really do without one for complex apps(not that it’s helped in this situation!!)

In reality you shouldn’t need a consultant but the system is so flawed and full of loopholes you can’t really do without one for complex apps(not that it’s helped in this situation!!)

Heavy handed is not how I would put. Well prepared. Even with a planning consultant…..I would still take the lead in Talking to the planners. I am like a terrier biting someone’s ankles!!! One of my clients now gets me to deal with his planning consultant. I think he hates me as his ankle gets bitten when he starts talking negotiate or soften the stance!! Don’t get me wrong……there have been several times I have said withdraw an App and resubmit as I do seem to read between the lines quite well

We had a very delicate approval recently and we wanted to change materials that had been part of the full application. The planner and conservation officer refused the change as they considered they were a material part of the design. But the conditions stated materials to be approved. I argued that the materials could not be considered to be a material part or they should have been approved as part of the App. Client saved over £50k. And consultant was speechless when he got the approval the next day.

I operate across two counties, the difference between planning departments is vast, you genuinely wouldn’t think they were both following the same basic framework. The only similarities are the fact it’s impossible to speak to anyone within the planning department anymore. The last big app I got approved was because my consultant used to work for the said council and she had everyone’s mobile number still! That was 3k well spent would have absolutely never got it passed on my own.

Here is probably a bit worse ,difference between english and welsh planners (i live right on the border) its like uk and france ,unfecking believable, totally different rules ,

The problem is the basic framework doesn’t not set the Councils policy. And that is usually set by unelected officials telling the elected ones that is why it means!!

Got my KTM 640 engine back together and re fitted yesterday. I tested it and it seams to be working ok, just a bit Leakey so gaskets are on order( that will teach me for trying to save some money).
I'm very happy about this as it means I can start looking for work on the mainland.
