Self Build 101 advice from someone who ends up coming in halfway through the disaster and seeing the inevitable fuckups.
1) Find someone who knows what the f**k they are on with plant...... Many Many self builders piss money away attempting to wing it with there own digger and fall flat on there face..... Demoing structures is not something you just randomly do after a couple weeks on a diggy thing and there's a great chance the 12k digger will end up rapidly devaluing and if your very lucky you won't hurt yourself...... Find someone with the expertise and use them.
2) Self Builders Piss money away like water during the first third of the project, then proceed to recoil in horror and cut corners during phase two and the final act is either running out of money or selling something they wanted to keep in order to stay afloat......... FOCUS on building the house first, then f**k around with crap plants, kitchens and bathrooms once you have it watertight!
3) If your Budget doesn't have contingency fund of 10% or more of the total construction budget don't even start.....
Long and the short, don't even bother buying a machine or hiring a machine..... 12k won't get you a big enough machine to be useful and you will waste more time pissing about than it's worth....... Hire a Man and Machine in to scat the buildings down, clear the site, lay drains and rip footings....... Then hire him back to f**k the topsoil round at the end of the job! Most importantly if your not getting watertight by this september knock it on hold for 12 months and start attacking the build next spring..... cheaper to do initial build to watertight through the summer!
