Yeah, if it’s only to satisfy planning permission condition then it’s no bother. We install proper ones as a selling point.
Worse than planning its a building reg now apparently. If building a house for yourself but not got a leccy car id rather just pre wire for future. Happy days if outdoor socket suffices.

From the end of next year, you’ll need to provide more upfront information about your property if you were to list it for sale, including searches, title documents and a property condition report.

This change is expected to speed up chains, reduce fall-throughs and save everyone time and money.
What other changes are planned for the future?
Binding contracts will be introduced to make it harder for parties to pull out
Every property will get a digital property logbook
A new Code of Practice and qualifications will promote professional standards for estate agents

Yep think ideal is stop gazumping.... probably means you get less offers but they more serious?🤔

I was talking to a mate about similar 2 days ago.
When I bought mine 17 years ish ago we made the seller put a £1500 bond down as I wasn't overly convinced they would complete the deal.
My solicitor was shocked when I suggested it i was happy to offer the same. He said let's see if they ask in return 1st. They didn't so sale went through with my fees protected

I’ve had a sale not complete after exchange….. guy was a full on chancer and just didn’t have the funds to complete - I even gave him 3 months extension and allowed him to rent it off us in the meantime - he got kicked in the dick that’s for sure, I don’t like messers!
