One for the house builders/renovators - electrics

I know there’s a few guys on here who build and/or renovate houses. I’m at the wiring first fix stage on my own place, and was wondering if there’s anything you can advise that I need to allow for or include at this stage before it’s all plastered?

Obviously got the basics covered, it’s more things like having usb charging sockets , network connections at tv points for internet tv, that kind of thing. Don’t mind spending to future proof where possible!

depending on what look your going for, run all the isolators (toilets, kitchen, utility etc) all to one cupboard for a cleaner look.

outside sockets.

mains smoke, heat etc

the only other thing we have to do now is put the wiring in for a car charger to future proof them.

Also recommend the vent axia central extract units for bathrooms/utility. takes it through the roof to a tile vent rather than punching holes in the walls for those s**t extractor fans.

Cat 6 to every room ,back to where your router will be ,alarm and camera cables, hdmi cables (good quality) to hdmi sockets behind tv ,back to central hub for tv boxes

As above all good points, try and make sure the main dB is accessible afterwards...nothing worse than needing to run a new circuit in few years time and not been able to get to dB easily.
Can't run to many Cat6 cables, cheap as chips cable , think of anywhere you'd want CCTV and slam a cable in.

We Chuck a tv and cat 6 on the wall in all the bedrooms/living rooms, for the lounge run 2 extra ct100 for the sky dish back up into the loft as well.. although I think sky dishes will be a thing of the past soon!


We find some induction hobs have terrible earth leakage (AEG are bad!) the only way we have found around this is to have a full RCBO fuse board.. or now we stick with neff appliances!
I think everything else has been covered unless your going silly with stuff, anything more IMO is a waste of money and won’t see any greater returns..unless your going into the 2m+ houses!

for absolute top end appliances fisher paykal taker some beating. lot of £££££ but a different league. miele ok also.

rimless downlights give a real clean look.

water filter/softner if your area is bad.

knowing where to stop really.

Oh yeah boiling hot water tap, they are a big hit, we’ve put them in the last 3 houses and are almost expected now! We certainly wouldn’t be without one!

Should also have said, it’s a 1930’s 3 bed semi so not massive.

Will now have cat 6 over cat 5 👍🏻
Boiling tap noted 👍🏻
Water filter not required where I am
Not thinking of having sky (I use a fire stick app 😉) but I’m told sky multiroom uses WiFi now?
Will probably run a cable for charging point at front of house just in case.

I put cat 6 data into every room of my latest place been here a year and not used it once! I'm a luddite! Best thing I did on last 2 places was alarm cable to detached garage so have this set all the time on a program when I'm not in there. Piece of mind.

Probably better nowadays to just wire up for a couple of wi fi boosters

building inspector will not sign a house off if it has a boilng tap ,dangerous horrid things,there are several court cases going in germany with kids getting burnt ,

I haven’t had any issues with the ones I’ve fitted (ranging from cheap to £1500 ones 😦) but technically I don’t think they comply with G3 building regulations because they’re storing water over 100 degrees.

Maybe no issues as technically they don’t store at over 100deg? Ours sits at 98

Think...quooker is only one that's 100 ish. So they told us. Wouldn't be without it. And we have 3 sprogs...can't really see how they frazzle emselves and they try most things 🤦‍♂️ and it's in newish extension that I'm waiting for sign off so let's see ..Ruddy builder 3 years since the finished 😏

As far as I'm aware only quooker actually deliver boiling water as they are the only one which stores water under pressure

Franke ones do, and the last one I fitted completely does away with the hot supply from the boiler to the kitchen tap too!
