You kept the deposit though right?
I did on my yard, when the first sale fell apart in the '08 financial collapse and the buyers went tits ....
administrators asked for it back ... :ROFLMAO::ROFLMAO::ROFLMAO:
were told to **** right off and then keep going 🖕🖕 - see you in court (which they were never gonna do :giggle:) ..
compensated a bit for the eventual lower price I got for it in '14
statute of limitations expired on it in '10 - was a nice little pull, with 12yrs interest

Yeah , same as @V8Druid - took less second time around, 6 months of extra council tax to pay, running costs over winter, extra interest , had to pay estate agents twice as they trigger on exchange not completion, didn’t end up in a loss but no real gain in the end - would of rather it sold first time around and got rid of the place!

But its legit to keep anyway after exchange isn't it? Else whats the point of exchanging contracts?

Yes, but to a point. If you(buyer) has a good lawyer you could claw back some of it , ie if the property re-sells for more than originally etc, all depends on the wording thus why it’s worth going through it with a fine tooth comb !! Oh and don’t believe anyone who says they never fall through after exchange !

Had one of them as well ,had the cash ,couldn't get it into my solictor
if it was CASH then he'd have had to prove legitimacy to solicitor before he could accept it ....
if it was banked funds, a transfer'd take minutes, knowing it was going to happen on a given date ....
or should....
my bloke has told me on a few occasions of how banks have ****ed up and delayed chains of completions, sometimes as much as 3 days -- with removal men sat waiting at several houses 🤬 🤬 🤬

And the correct answer should have been ‘YES I CAN!!!’ 🤣🤣
and end up paying tax and maybe doing time for a source like that :oops::oops:
alternatively opening an account in the same tax haven and extracting it slowly might've been a good option too :giggle::giggle:
explaining the transfer of title to the land reg. for a fiver might've rung the odd alarm bell though :LOL::ROFLMAO::ROFLMAO:

Well I’ve added it up and it’s only Wednesday , I’m waiting on 8 different people to call/email me back regarding me giving them work/paying them for goods supplied!!

Everyone must be too busy to take on anything else?! 🤯 this is builders/plumbers/elec/joiners/plant sales/agents! Can’t be that bad out there!?

I’ve had a clutch kit sent wrong last week. Ordered a specific brand and part number and they substituted it without asking. I’ve rang customer services 4 times trying to get it resolved but no-one rings back once they’ve taken my details. They’re a subsidiary of Eurocarparts, an absolute shower of shite!

I’ve just had a customer service questionnaire email from the Toyota dealership who have had my Hilux in for a warranty repair for at least a month. I have heard nothing at all from them other than when I called them a fortnight ago to see where they were upto and they admitted they hadn’t even looked at it…
We’ve managed perfectly without it, and I’ve also discovered that my old Landy lightweight is now tax and mot free and only costs £150 a year to insure so I might bin the Hilux shitter off once it’s fixed as we clearly don’t need it!

It's worth responding to those surveys , especially if they phone you and you tell them the good news lol...as it impacts on the dealers ratings. VW dealers hate it if you give them a negative.

They all hate it as the manufacturers force their control over car dealerships through bonus targets etc nowadays - bad customer feedback costs big bucks.
The email has come from the dealership themselves, prompting me to respond favourably for the potential Toyota follow-up.
I have replied and copied the service manager in asking if they are serious or is it a joke.
It’s awkward as everyone I have dealt with at the dealers has been really nice - this level of ‘service’ is unacceptable though, and has helped to destroy the brand in my eyes.

I've noticed it's getting quieter. Spoke to painter today he's flat out but knows a lot who have nothing.
I lost a job by 40% after I had provisionally been given it Saturday

When my hilux went in for a recall, I went to pick it up and they had a sheet with faults and it all priced up to fix...one of the red faults been the aircon didn't work. The other been tyres low and somthing else trivial.

I said no mate, it'll all get sorted in house..to which they seemed to get the face on with.

Then a week later I get an email asking for my experience.

Thing that pissed me off was the fact they put aircon inop as a red item, yet no mention of the prop center bearing that was fuked...it was all about fleecing extra cash from you for trivial items. Needless to say I never heard anything back from my reply to their experience email.

They literally beg you for a 10/10.. anything less and they get flagged on it.

I had one for a holiday last year, the hotel manager emailed me personally asking why it wasn’t 10/10, she was abit pissy - I literally replied back saying don’t ask for feedback if you don’t want to hear the good the bad and the ugly!!
