Just tried to get unitied utilities to sign off water main connection.. not only do I need an internal water meter point - which they’ll actually use. But I also need to install an external meter housing just incase they can’t access the internal meter oneday in 15 years time… what a waste!

Local authorities sitting on £9bn in developer contributions

Funding provided as part of planning agreements for new homes intended for improvements to local infrastructure and amenities is sitting idle in council accounts.

" The money paid as part of planning agreements for new housing developments includes £6.6bn from Section 106 agreements and more than £2.2bn raised through the Community Infrastructure Levy (CIL).

The findings from a Freedom of Information (FOI) survey, which received responses from 243 local authorities in England and Wales, show that, of the £9bn estimated to be unspent, around £3bn has been held for more than five years, despite many agreements requiring funds to be used within that timeframe.

Placing the value of this £9bn of accumulated funding into context, government’s annual expenditure on affordable housing grants is expected to be around £2.5bn to £3bn during the remainder of this parliament. The average council holds £19m in unspent Section 106 infrastructure contributions and £13.9m in unspent CIL funds. However, the issue is particularly acute in a small number of authorities where the results influence this average. The London Borough of Tower Hamlets alone holds more than £260m in unspent developer contributions. ":mad::mad: ...... W⚓S :mad:

Sorry, but I can’t think of a more numb idea. The reality is the conditions need to exist for the developers to be able to SELL what they build. Yes they hold long term land banks, most of which is tied up in planning procedures or technical delays. They generally have about 3 years consented plots in front of them so they can flip around different areas depending on sales forecast.
What you need is to recreate the Thatcher revolution of a hose owning country. 9 million on benefits is not the way forward. Reward work and people will rush to own there castles.
I am fortunate to have built up a rental portfolio, but I fear for some of my tenants that will be stuck on the rental ladder forever. Create a government backed lender and help these people than pay rent but can’t save for a deposit. And it doesn’t need to be just new builds. Plenty of good older properties about. The sort with gardens and a parking space, rather than the hitches we currently call “New Buids”

The only people Government 'help' helps are the developers.

We need a return to sound money. Everything else will correct itself from that.

Which is why I refer to older properties being included. The days of sound money I think are long gone unfortunately!!
