CPO was only ever intended to cover major infrastructure project procurement (roads, M/ways, etc.) - not swiping ppls land to build houses on -- and without the benefit of 'hope value' :mad: :mad: .. bet they don't touch any developer's land banks

Interesting calculator on the BBC website to see how many homes were built in your area last year, how many need to be built next year under the new targets and how many planning applications are successful....

Kensington and Chelsea have their work cut out - built 236 last year, new target is 5,107 :ROFLMAO::ROFLMAO: PER YEAR! The borough is only 4.5 miles squared.....
Who comes up with this stuff?

Whilst the entire article is interesting in itself, the really key bit is the "Obstacles" section. They basically confirm my thoughts on labour shortage and a lack of willingness for private developers to build more in fear of lowering prices.
What I did not know was - and I quote;
"The Competition and Markets Authority concluded in February 2024, "private developers produce houses at a rate at which they can be sold without needing to reduce their prices".

They are investigating 8 housebuilders for information sharing - many of which are owned by each other :ROFLMAO:

Plus the cost of Government bonds is higher than when Liz Truss played Monopoly the other year. Not going to be easy for the current Gov to borrow/ print more money for all this investment they are planning on doing.
Leaves them with two options - raise tax to fund it or don't do the spending.... I suspect we all can guess where this is going sadly.
Rory's @JD450A recession has been written on the walls for the last 5 years now but I'm increasingly thinking its upon us already but has some delayed symptoms. I know Shaun @TiltyShaun has said about this before.

It is a drip drip drip of a slow down. Someone asked me today about different recessions I have seen. I don’t think we are in 2008. But I would not be surprised to have several years of nothingness in the way of growth. How can we have some many people financially inactive. I am running harder than ever to keep the money coming in to pay towards the school fees. Your family choice. But with interest rates as they are we have very little discretionary spending . Off Sking in Austria shortly but it is looking last the last of our holidays as the school fees, as darling daughter moves through the year groups is becoming eye watering. The worst part of it is, we wouldn’t want to go back to state. This country is failing everyone. No incentive to create anything as you are taxed to the hilt!! Sorry for the rant!!

5000 per year is an utter pipe dream.
Can't be right?
Preston did 1200 iirc in 22 which is nuts greenbelt disappearing faster than you can say biodiversity.

The pledge of no income tax rise is a noose about their neck. Imagine what a 1% on everyone's pay packet would bring in?
And then pissing what appears to be every business in the UK off and then asking the red tape men for ideas on growth...I mean.
In one sense I almost feel sorry for folk who actually believed life would be better under them....as it's stands it worse than I imagined.

its not a rant ,its the truth .my money is staying in ones pocket ,not going to buy anything big ,and no addition spending

Seen earlier they rekon food is about to shoot up in the shops again another blow to people's budgets

The cost of employing those at the bottom of the earnings scale has become disproportionately more expensive due to the employers NI cap being reduced. So don’t be surprised to see food inflation creep up. In fact you can delete food from that sentence!!
If Liz Truss crashed the economy with her mini budget that wasn’t implemented. I dread what is coming now with have Rachel Reeves and her budget that is being implemented!!

Dev.s are gonna have to start taking some hits then, to unload the AH elements, to fulfill their planning requirements, if they actually want to build their 'profitable' units :rolleyes:
