I think its 10% up to £4500 an 2.5% on the balance, so should be £1450 buyers commission

10% so £450 + 2.5% of £8000 = £200 so £650 fees.

I was thinking 10% of £12500 then 2.5% on the £8000 balance, but thinking about it your right.
