Sold our last place in March tucked up in a rental now. Moved to another area few miles away good school got my lad in good catchment.

A plot has come up locally I'm thinking of going for. Great location for us walking distance to school. I can't decide if build costs have killed the game though? Last place I built was 2020 and was happy to come in anywhere around £1000 per m2. Didn't suffer too much with the covid inflation. I won the plot off a garden so was a no brainer. This plot is going for around 1k per m2 of the house. What is realistic build costs nowadays? I'm a joiner but do quite a bit of other stuff bar wet trades. Houses round my way, east mids, going for between 3 and 4k per m2 so don't want to end up worse off for building own. I would like some equity at the end!

As well as the financial i cant decide if the UK is falling apart and we're heading for civil war or im just doing too much doom scrolling?! I'm getting more and more red pilled by the day becoming a proper ethnic nationalist now!

You’ll be doing very well to get near that 1k m2 now Jim . Being a joiner will be a massive saving right enough . I’ve just built my house this year . It’s worked out all in about 1500pm2 and that’s with me making a big saving on the Groundworks . I payed for all the trades though and rates for them are strong up here . I built a 210m2 bungalow with an attached garage so the garage space if you include that would pull the m2 rate down a bit more .yours Still stacks up 1500m2 though looking at your figures for house prices locally .

Thanks for all the replies bloody hell prices have changed haven't they. Ive not been in a merchants for god knows how long been doing mostly labour only but I get the occasional email and see the prices have gone up. Blocks don't seem too much more expensive but bricks, ug drainage, cement they all seem to be up atleast 50% on what I last paid. Are those figures you've all quoted costs or what you'd charge out if building?

I envisage a pretty simple shape house approx 12x9 m rectangle 2 storey with attached 6x6 m garage. Drainage looks pretty simple got a 4" serving neighbours house running through back plot. Getting a camera down it next week let me know exactly where it goes. Unfortunately I think I've got to go for it as its where we want to be.

I work on £1750m/2 that’s a really good spec too(circa 1m end house) youll get the vat back too which will save you a chunk(just don’t fluff it up!) that’s a hybrid conversion/new build kinda price as most of my conversions end up with a element of new build bytime we are done!
I’ve found run of the mill materials have come down a lot - you can haggle between merchants and get a decent deal.. I often save £200 a day just by emailing around! Eg there was £275 price difference between two merchants on lintels alone!

Consultant costs and utilities are what’s killing it for us! Hope house prices remain steady or it’s going to be a pointless few years for us!

I would also advise you get plans costed by someone like EstimatorsOnLine. Very useful to be able to have the spreadsheet they provide for adjusting day rates for different trades and the material price breakdown. It is a great guide when looking at different trades and material prices. Very useful as a budgeting tool.
