s**t state of affairs when young working couples cant afford to buy a house.

Yeah it's mad when I think what my parents were able to buy back in the 70s and 80s. 80 acre hill farm for £120k etc.

Know very little about the housing market. But I do know the Site I’m working on at the minute

i know nothing about the housing market. But site I’m on at the minute has nice tidy well finished three bed semis for £187,500 and 4 bed detached for you I think £256,000. I don’t know how this compares to ur area. I’v said it loads of times that I make more money with my smaller plant than I do with the bigger gear. My rates are as far as I know similar to other diggermen in my area. Some are a few pound an hour dearer some a few pound cheaper. It’s a tuff old cut throte game. Photo attached of said houses. Right since were taking about rates, what do people charge in there weight class if they are working hourly?
What is included for the price? tilty, idig, just a laser level etc?

Be intresting to see how it changes throughout the country i always think rates are a bit s**t around me.

It's coughed and cleared it's throat and rates ain't predicted to drop much until end of 24 ....sadly house prices ain't gonna drop much imo. Yes 24s gonna be more of the same but got a feeling things will carry on rolling similar to as they've always done but with a labour government so expect more virtue signalling taxes for those who actually work and massive gov debt and a whole plethora of pathetic lefty crap.

Mate of mines been on a job in USA for 3 months...says he doesn't feel like coming back...

Yep agree i thought by now it would have gone bang but ever increasing taxes stealth or otherwise they are keeping it just above the water line.
Pisses me off that all these hard done by people still manage to keep all their crap whilst "working " 4 days a week if your lucky

Northern Ireland isn’t a big place. Where these houses situated is roughly 30-35 minutes to Belfast city centre. And 45minutes to Derry city. So it’s easy access to both city’s. And 2 and a half hours takes you to Dublin. But here’s the interesting thing. My cx19C is currently working at a renovation extension job in south belfast. House probly built at a guess in the 60’s. Nothing special, neighbours looking into your windows from both directions. And everyone fighting for parking spaces at the front of your house. Bought for £500k and spending another £250k on it said house in the photos.

I work on a build cost of around £200/sqft that’s not making a profit or plot cost.. granted I do mid/high end stuff but nothing crazy! So if someone wants to buy new the minimum cost is always going to be 300k.

If you’re not fussy you can still buy a house for 80k, you just need to toughen up and be prepared to rebuild the place yourself!

. There was a professional snagger brought in by one of the home owners. Northern Ireland’s version of the absolutely shocking guy. If you’ve ever saw him. He found very minimal faults in the new builds. Said it was one of the best new builds he had ever done with very minimal faults. Just we silly things. Should also say the 1st phase has 8 houses in it and so far only 4 have sold with absolutely no interest in rest. But move 30 minutes up the road into the capital city and there’s houses that are just threw together and are priced at double the value have people falling over themselves to buy them.
