One of the key reasons we don't make progress with affordable housing.
Current regs now are to put more insulation in the walls than some Antarctic bases, Some form of "renewable" heating which is actually electric and if it's initial cost doesn't bankrupt you the running costs will. Of course you will have solar to pump energy into the grid when your not at home and we will get the Chinese to provide some nuclear power when you are....
You need to have a electric car charger at great expense for the car you will likely never afford.
Oh and BTW, now you will need to justify your home is offsetting carbon.

Current Gov wants hanging.

Was a building for rent round the corner from me, was a headquarters for a local estate agent and quite a big building when they moved out rent was over 72k a year, they couldn't find anyone and is now a gospel church

Homeowners are exempt but as a developer it’s a huge chunk of profit down the drain!!
We’ve a site in hazel grove currently let out to commercial multiple body shops and other car related stuff, 200 yards from a station about £120k pa in rent

We did planning etc for 22 town houses about £200k a pop but cil wanted 2.5 of them so near on £500k

We’ve parked it for now due to cil in an area crying out for affordable housing and perfect commute into Manchester and around

Ridiculous isn’t it?! Isn’t there a social housing exemption/reduction? Or is that already deducted? My next job - if planning goes through will see a 50k+ cil payment… I wonder if anyone will actually benefit from the money or just a bonus for the top chiefs?(id genuinely pay 50k to them if it meant my planning got passed 😂) 😡

If it's over 15 houses don't you have to sell some at cost to the council for social housing

any dev. of over 5 here and one unit per 4 built ... might as well only do 5,s ... a sixth'd go anyway, so why build it

McCarthy and Stone argued they were already fulfilling a massive demand for retirement/downsizing properties, freeing up at least 38 potential properties as folk bought on my old site ... still cost them 5 units (less than the usual 25%) and me indirectly:mad::mad::mad:

Round my way planners are bloody awful my yard is an ex sewage works so pretty brownfield I would say however trying to get planning on it for a house has cost me 30k so far the local village boundary runs along the fence line they are even trying to stop me using it for a yard atm I'm keeping quiet as I'm near my 10 years

Tbh if I knew who to bribe I reckon it would be cheaper
Problem is they are getting locked up for it now so won’t take them anymore.. joys of everything being online and instantly accessible, gone the days of having to go sit in the planners office while they find out paperwork etc (I did a lot of that as a kid with my parents 🤦‍♂️)

just sold my last one ,probaly wont bother again as ,costs are too high ,sites are incredibly expensive ,planning is an arse ,rules f**k you over several times.for instance 2 houses in our village for sale ,one is 575000 and that is the price no haggling,needs 200 grand on it minimum ,down a shitty lane big enough for a transit with acunt for a neighbour,max price finnished 750 to 795.just sold stc
second house is a tiny 2 bed cottage needing a shedfull of work ,down an even worse lane nice southfacing plot but small .alredy had 3 offers over 375 grand ,max price finnished 500 grand ,no room to make anything

You do get lucky sometimes… developer in our area bought mid terrace cottage for 350k but it came with the scrub land out the back & access lane. He did it up sold on for 650k(somehow!!) then built a 2m pad around the back!! Jammy sod of the year award went to him!!

sounds pretty much the norm for most of Monmouthshire Bob ... and you ain't exactly in a 'buy one, get one free' sort of location, where you are, up there :rolleyes: .... keep thinking it's got to go bump at some point, but it still lumbers surges on :oops:o_O

interesting news item on the propaganda channels earlier ... up to 70% of council taxes in some areas are unpaid/in arrears :oops: and authorities resorting to bailiffs to 'try' to recover debts .... can't get blood out of stones
