Better off just getting rid of the stuff and being done with it? Covering it up for another day is just counter productive imo.
Yes but not many (especially landlords) want to throw tens of thousands to a company to get rid of it and then drop another few k on a new roof.
The new build I was working at earlier this year used to be a factory/warehouse probably somewhere around 30m x 35m and the cost was over 40k for the asbestos roof removal

But bare minimum annual rent for a unit that size is 80k a year, that’s just a tight ass landlord 😉

Was rented for years, then the company went bust, did some work there to get it ready for renting and to satisfy insurers for liability for an empty building.
It was sat empty for a long time before being levelled for 8 houses.
No idea what rental would be but by the time the replacement roof would be on would have been majority of the years rental.

Some of the better located units with secure compounds are going for £15/sq ft, and constantly let!

Too many variables with units to worry about other people's prices.

Location, Road access, Size, Expansion, type, approved use, insulation, risk and very many others.

It's not apples to oranges, in some cases it's apples to Martian rock samples.... Others apples to human faeces.

A unit is only of value if a business can successfully exist in the space whilst paying rent.

Was a building for rent round the corner from me, was a headquarters for a local estate agent and quite a big building when they moved out rent was over 72k a year, they couldn't find anyone and is now a gospel church

Very few industrial units for rent round me, and can’t remember the last time I saw one go up for sale. If I had the money to buy some land that’s exactly what I’d build. I dont know why someone hasn’t done it in the various former quarry sites locally.

I was looking for years to buy somewhere near you to run from, literally nothing comes up, same for houses with space for a small yard, a really rare thing!
I move away and then up comes a perfect place 😂

Anything like that round here comes with north of 700k price tag. Problem is too many people trying to sell parts of their gardens for 100k plus and decent plots come in at 400k plus

Biggest problem with industrial units isn't the planners as such, more the ludicrous regs that lawful participants have to abide by.

Fireproofing, Disabled Toilets, Insulation, and all manner of BC nonsense.
But if your a farmer, you can bang a storage building up with none of it.
on the head Rory ..... and what's more can do it as many times as you like in your 'yearly quota' and not a lot of size restrictions either :mad: ... guys who own the fields next to my patch could bang up what i want with total impunity other side of the hedge -- I want to do it my side of the hedge - full planning consent required and all the hoops to jump through to even attempt to get a consent.

And it's getting worse.
Fire regs are getting stupid.

Ooooh those aren't fire rated hinges...FFS it's a store room .fire door with 3x 4 hole decent hinges yes but that's the regs now...gets measure out...ohhh it's got 1mm to much gap at the top...etc etc.
