Ok so I'm getting pretty fed up living just outside London (in the chilterns specifically) anyway a few years ago we were considering a move to Devon but after looking into schools we decided not to anyway fast forward to now went to south west Wales a few weeks ago and loved it near crymych pembrokeshire can get a lot more for our money (I would like a small holding with lots of sheds😁) I have talked to a few people and some say it's great and others say theres no work personally I can't see that there's no work as I do plant repairs car repairs Inc a lot of older classics welding and a bit of property maintainence anyone have any experience of the area pros and cons ECT

Do you still have school-aged kids? My sister moved her family up to North Wales and ALL lessons are taught in Welsh. Her kids were young enough to adapt and weren’t yet at GCSE age so there was limited educational disruption (they’ve taken to it really well and are loving life there), but that would be a major consideration to bear in mind.

Yes kids are in school 7 8 and 12 years old
My sister’s kids were put through an intensive Welsh language course for the first few months in their new schools (they were starting years 5 and 7 when they moved) - it was all paid for by the Welsh gov (including taxis to/from the Welsh language school each day).
Not sure if it’s the same in south wales or if it is just a Gwynedd thing?

There is a skills shortage by what I've been told out West but like druid said this shower of s**t are taking us backwards and will relieve you of any £ you care to earn

You must have it all wrong mr Druid😉 I heard Kier Starmer just today saying how Wales has been the only place waving the Labour Flag for the last 15 years and what a wonderful job they have done!! and now at last wales is joined by the main central goverment now they are both Labour its all going to get so much better 😂😂 blimey my sides are still aching from all the laughter😂😂

Well we are all stuck with labour for the next 4 years only bonus is I may get my planning permission on my yard (brownfield in the greenbelt)

think the cash economy is pretty popular out west ... just need to ensure customers buy their own parts ;)

My best mate lives in Haverfordwest.. been there 9 years after army posting, every 2/3 years he gets posted elsewhere in the country but doesn’t move home.. prefers to drive back home 5 hours every Friday night… must be alrite. Housing is cheap by comparison, but stamp duty is a lot more than England rate(currently!!)

LTT - Land Transfer Tax - and yeh - bas**rds!! :mad:
any second house/home'll make yer eyes water - like circa 300% -- be sure you DO NOT have anything registered to you at the land reg. before buying in Wales - even if it's only 'pro tem' whilst making a move, you'll still get hammered - only upside is you can claim the extra 200% back within 3 years, if it becomes your SOLE property --- and no you can't register it in the missus name -- only allowed one house between you now :mad::mad:

Well I have my yard on the land registry but my home is a mobile home so not registered on the land registry what's the rate for stamp duty we were looking about 500 k smallholding

I'm also classed as a first time buyer although tha may not make a difference because of the property value
