just gone live, every new house has to have a bio-divversity plan. £4k paperwork fee if your lucky, £10k if you have to implement it with monitoring.

And people wonder why no fecker can afford a house.
yet another measure toward ultimate control ..... put house ownership beyond the reach of many more with ever increasing rental levels keeping multitudes in check by 'disposing' of their disposable income, 'fore they get it ... all part of the ultimate plan ..... probably another barmy scheme from 'wingnut' getting implemented

Reeves tax raid to ‘add £24k to cost of a new-build’ https://share.google/mYefL5rxCsg1VqGFI
think I put the details up in the build, build, build thread a while back Bob -- just found it -- scary numbers in the article :oops: :mad: 🤬
this is a scary number !! :oops::oops:
" The increased waste disposal costs would also add up to £28,000 to the cost of building a new house, MPA has calculated. ...... The MPA calculates that the current proposals would add between £22,000 and 28,000 to the cost of building a new house, based solely on the additional cost of waste disposal. Some infrastructure schemes would face increased costs running into tens or even hundreds of millions of pounds. " o_Oo_O

" Quarries have strict planning conditions to ensure land can be restored to good use after extraction – this relies on bringing in inert materials with no other use, such as chalk, clay or soils. Taxing these materials at over £125 per tonne is as damaging as it is absurd, and will result in worse environmental outcomes while adding significant costs to the delivery of infrastructure and housing. "

Real joined up thinking. One part of government desperate to build huge numbers of new houses another part doing their best to destroy house building. No wonder people have even less faith in politicians than they used to.

Governments are legal racketeers, what’s to expect from people who have less brain power then a potato?

then add into the mix these w⚓s and you have the perfect storm ... don't even mention gas

" Trade body tells government to take immediate action to unlock delivery

Almost 30,000 new homes are being blocked over concerns about inadequate wastewater infrastructure, the Home Builders Federation (HBF) has claimed.

A new report from the trade body, which represents residential developers, noted that firms in the sector had paid almost £2.3bn to water companies to support upgrades since 2020. However, it said planning permissions were still being refused or delayed on the basis of claimed sewerage capacity issues. ........Water companies in the UK have come under increased scrutiny and political attention in recent years over perceived failures to improve national infrastructure and protect the natural environment. The recent Cunliffe Review, carried out by the Independent Water Commission, found there was an urgent need for systemic reform in the sector. "

nothing "perceived " about it - the twunts're paying out huge dividends instead of spending on the infrastructure :mad: and're billions in debt :mad::mad:

" .... urged ministers to reaffirm existing planning policy, remind councils of water companies’ statutory responsibilities and ensure that housing targets are properly reflected in long-term water resource management and wastewater infrastructure plans. "

might as well stop building now then, 'cos there're little in the way of upgrades likely to happen :rolleyes::mad:

It’s all a racket! Demanding new homes then batter you with CIL tax!! One I’m just getting started on now is looking like a 14k CIL bill before we even start, that’s after blowing 20k on planning fees, and being 3 years into the site before we have even broken ground!
Hoping I can use a very specific exemption and wangle out of paying such a hideous amount to top up the councils pension pot!
